I am writing this letter of recommendation which concerns the excellent, professional real estate service I have received from John Mazziotta.
Mr. Mazziotta has represented me in four separate real estate transactions. The first transaction occurred in 2009 when I was living in Granada Hills and was going through a divorce. We needed to sell our house in the midst of a rapidly declining real estate market. Mr. Mazziotta worked diligently with my ex-wife and I, adjusting our asking price realistically downward in an effort to assist us in selling the property for the highest possible price. Due to his professional counsel over a period of several weeks, we were ultimately successful in selling our house at a very fair price. His tips on essential upgrades to the property were extremely helpful to us.
The second real estate transaction occurred approximately one year later. At that time I was ready to buy another house in the Porter Ranch area. Most of the listings at that time were foreclosures (in terrible shape) or short sales, but he managed (together with the able assistance of his top notch assistant Stephanie Perrin) to locate the perfect owner-occupied house for me. He represented me professionally in negotiations with the owner and I purchased the home at a fair price.
As I was preparing to retire and get remarried in early 2012, I wanted to sell my Porter Ranch house as I was purchasing another house in Oceanside, CA. However, the housing market had fallen significantly at that time and I would have had to accept a substantial loss had I sold the house then. I asked Mr. Mazziotta to help me in leasing the house for 15 months with the hope that the housing market would eventually rebound. After reviewing several applications he found the perfect tenants who demonstrated financial security and appeared to be creditworthy. They signed a 15 month lease, prepared by Mr. Mazziotta. I had no trouble with my tenants during the leasing period.
Then, in August, 2013 I called Mr. Mazziotta regarding the rebounding housing market, with the thought of possibly putting my house up for sale. He advised me that if I listed the house at that time I would likely be able to sell it for approximately $40,000 to $50,000 more than I had originally paid for it. I trusted his judgment from having closely worked with him on the three other real estate transactions mentioned above, and I signed the Listing Agreement. Once again, Mr. Mazziotta suggested some minor upgrades be made to my house in preparing it for placement on the Multiple Listing Service. I agreed to those improvements, and, within the span of a few short weeks, the house was sold for an amount which was exactly $45,000 more than I had originally paid for it, and it was placed into escrow. I am pleased to tell you that the escrow closed on September 24, 2013 and, thanks to the considerable positive efforts of Mr. Mazziotta, I was able to realize my hoped for profit on the house.
In summary, I would recommend Mr. Mazziotta to anyone who is interested in buying, selling or leasing a home in the San Fernando Valley and surrounding areas. He is a consummate professional in the real estate business and I believe he is the best broker to be found!
